I actually represented Grove Properties on the acquisition of the property, and can tell you first hand that the state of the building was pretty rough when we found it. Additionally, it actually took almost six months to work around the liens and probate issues that had piled up on the property. Someone else had started to rehab the property years ago, but died while the project was in its early stages. The previous owner’s redesign of the structure was ambitious to say the least, which made the project even more difficult. To top it off there were structural concerns, a bamboo forest in the back yard, and a major hole in the roof. As I said, the situation was a mess. After nearly six months of trying to close the deal, it is a minor miracle that we managed to pull it all together.
Despite all these troubles, it was all worth it. The facade of the building is truly amazing and the potential was there. It would have been a true shame for the property to have been wrecked down. Using historic tax credits, not only did Grove Properties save the place, they have also transformed it into one of the best properties in the neighborhood. At $269,900, the property is on the high-end for the area. Normally, that would be a red flag for me, but the finished product was fleshed out so well that I don’t think selling it will be an issue.
