Maintenance Field Supervisor

The Maintenance Field Supervisor is responsible for overseeing field-operations for performing general maintenance, repairs, and light rehab work to multi and single-family buildings managed under the company’s Property Management Department. He or she will work directly office-based Maintenance Coordinator and will be the Maintenance Department’s eyes and ears in the field to make sure all of our properties are maintained in the best possible condition. Working independently and sometimes overseeing Maintenance Laborers & Technicians in small teams, this individual will respond to assigned maintenance and apartment make-ready requests. The ideal candidate will be able to not only perform and oversee fieldwork, but also be good at preparing time and material estimates for such work. He or she will ensure that tasks are resolved in a timely manner while maintaining a high level of customer service and protecting company assets. This position will require frequent driving to properties in order to address maintenance issues as well as using personal hand tools. Large tools and equipment are provided by St. Louis Real Estate Society.

Primary Responsibilities

  • Administrative
    • Project Management
      • Oversee budget preparation for make-ready projects and ensure that field workers keep to the plan and budget.
      • Perform detailed property maintenance inspections and repair evaluations.
      • Coordinate with Maintenance Coordinator, Maintenance Technicians & Laborers, Property Management Department, and 3rd-party contractors to complete service requests in a professional and timely manner.
      • Generate detailed material lists for projects.
    • Coordinate with Property Manager, Maintenance Technicians, and 3rd-party contractors to complete service requests in a professional and timely manner.
    • Conduct all business in accordance with company policies and procedures and all state and federal regulations such as lead-based paint, ADA, Fair Housing, HAZCOM Programs, EPA, and OSHA regulations.
    • File proper paperwork per company protocols.
      • Complete repair reports.
      • Track hours, mileage, and supplies.
      • Manage receipts and other required documents.
    • Meet contracting specialists for bids at job sites.
    • Attend occupancy, utility, and permit inspections as needed.
    • Attend company meetings.
  • Field Work: General Repairs & Maintenance
    • Perform repairs, routine maintenance, and general upkeep procedures to maintain properties in good working order, including taking immediate steps to correct any unsafe conditions. Some assigned tasks may include:
      • General maintenance on appliances, equipment, and machinery.
      • Repairs to roofing, gutters, siding, and window/ door glass.
      • Pest control such as spraying insecticide.
      • Lawn maintenance.
      • Installing new lock sets.
    • Prepare properties for occupancy.
      • Moderate Electrical – Replacing receptacles, wires, switches, fixtures, and motors.
      • Moderate Plumbing – Repairing or replacing sinks, tubs, and toilets; installing fixtures; repairing leaks; installing water heaters.
      • Moderate Heating & Cooling Repairs – Changing filters; maintaining systems to ensure functionality.
      • Drywall Install/Repair – Using drywall compound to patch holes and cracks in walls and ceilings; installing, mudding, and taping drywall; and painting.
      • Carpentry & Finish Work – Installing cabinets, trim, doors, windows, and flooring of all types.
      • Masonry – Light masonry as well as basic repairs to concrete walkways.
    • Use manual tools such as hammers, saws, and screwdrivers.
    • Operate motorized equipment including power tools and lawn equipment.
    • Purchase and deliver supplies to job sites.

    • Possesses basic understanding of electrical, plumbing, HVAC, roofing, carpentry, masonry, etc.
    • Working knowledge of tools, common appliances, and other mechanical equipment.
    • Ability to successfully complete a drug/alcohol test and criminal background check.
    • In good physical condition, is alert, demonstrates manual dexterity and good balance; Is able to work under the following conditions:
      • Work during inclement weather conditions; could be exposed to extreme cold and heat, noise and dust from construction operations depending upon project site.
      • Frequently lifting, carrying, pushing and pulling up to 50 pounds of material and up to 90 pounds of material with assistance, if requested.
      • Frequently walking, stooping, kneeling, reaching, and climbing (stairs, ladders, etc.) throughout the work day.
      • Frequently travel to multiple property sites throughout the day.
  • Education & Experience
    • Required: Minimum of high school diploma or GED equivalent.
    • Required: 5 years related experience in property maintenance. This can include any combination of plumbing, electrical, carpentry, HVAC, rehab/ renovations and/or other construction-related repairs.
    • Preferred: Familiarity with South St. Louis City.
    • Preferred: Previous multi or single family turn or maintenance experience.
  • Additional Requirements
    • Required: Valid MO driver’s license.
    • Required: Personal vehicle that complies with local & state laws (plates, insurance, etc.).
    • Required: Smart phone with internet, photo & texting capabilities.
    • Required: Employee to provide own set of manual tools to include (but not limited to) tool box, hammer, tape measure, screw driver set, standard wrench set, plier set, channel lock pliers, two foot level, pipe wrench, crescent wrench, safety goggles, ear plugs, hard hat, and respirator. Large tools and equipment are provided by the company.

Schedule & Compensation

  • Pay: Approximately $35,000-$43,000 annually.
  • Days: Exact work schedule to be determined but work will primarily take place during regular business hours from 8:00am to 4:30pm, Monday through Friday.
  • Hours: Approximately 40 hours a week.
  • Employment Status: Salaried, non-exempt employee (W-4).
  • Mileage Reimbursement: $.545 per recorded mile (for “street legal” vehicle) for approved trips.
  • Insurance: Health & Vision Insurance benefits.
  • Paid Leave: Paid Holiday & Vacation benefits.
  • Employee is responsible for covering:
    • All vehicular expenses including service & repairs, insurance, etc.
    • All mobile phone-related expenses.
