It was originally designed for the multi-purpose use as a church, offices, and as a small school. Moving forward, the space could again be utilized by a church or small school but it also has the potential for many other uses – more on that below. 

The first floor offers a total of 3,315 sqft +/- of space, including a wide hallway that runs through the middle for the length of the building from front to back. Additionally, there is a small kitchen, 3 bathrooms, and 5 private rooms (some of which can be divided with built-in room dividers). Heating and cooling is zoned, with each zone covering the rooms on one side of the hallway or the other. The hallway ends in a common area in the back which either leads outside to an additional entrance or to an internal stairwell up to the second floor. 

The second floor has 3,236 sqft +/- of space and can be accessed either from the exterior stairs in the front of the building or via the rear common area. The front section of the second floor has a small common area which splits out to four small private rooms and then the large, open room, which is 1,625 +/- sqft (38′ x 42′ 9″), with a cathedral-ceiling that is 12’ 11” at its tallest and 7’ 6” at its lowest. The current configuration has a small stage on the far end of this room, which can either stay or be removed. Beyond that room is a small room, along with a series of closets and hallways, which offer a sort of “service area” for the front main room. The 2nd floor has its own dedicated HVAC system.


The exterior of the building is a mix of brick and cinder blocks. Interior walls are built with metal studs and are covered in drywall. Ceilings are 2’ x 4’ drop tiles throughout. The subfloors in all areas of the building are concrete, including on the second floor. The bathrooms on the first floor have newly installed ceramic tile. The rest of the flooring on the main floor still have the historic commercial tiles in place. The concrete subfloors on the second floor make for significantly less sound transmission between levels. These can be exposed and sealed for easy-to-maintain use or covered with other flooring as needed.


The configuration of small private rooms, common bathrooms, wide-open ”chapel” area, concrete floors (for added soundproofing), and dedicated parking make for a wide variety of possible options for commercial use. It could be a small event space, a small school, a workout facility, a yoga/ wellness/ spa facility, offices or coworking space, a beer hall or restaurant space, among many other uses are all potential options. Plus, with the addition of a bathroom upstairs, the 1st and 2nd floors could easily be separated for 2 different uses/ users.

  • First Floor – There are three bathrooms, which have recently been remodeled:

  • The asphalt parking lot is in need of some maintenance, striping, and signage. The completion of this work by Lessor as part of the lease terms is negotiable. We estimate there will be somewhere between 12-14 parking spaces once the work is completed, including one handicapped space.
