Finished green rehab 3434 Humphrey in Tower Grove East

When a duplex decays to the condition of 3434 Humphrey, the end result is often a date with a wrecking ball. But that wasn’t the fate for this architectural beauty in the Tower Grove East neighborhood of St. Louis.Development is now complete on the conversion of this duplex to a 2,394 square foot single-family home. The finished product features 4 bedrooms and 3 full bathrooms, and includes many green construction features.

The project was developed by Tiger Lily Development in conjunction Clover Leaf General Contracting. They, most notable, handled the renovation of the 3500 Illinois property in Marine Villa in 2010. The building was rebuilt to the standards necessary to receive Energy Star and Builder’s Challenge designations, which includes using closed cell insulation throughout the houses, high efficiency HVAC, and Energy Star windows, appliances, lights, and fans. The project also used Missouri Historic Tax Credits, and retained many of the historic features such as the original trim and mantles, where possible. The original two-car garage was also be rebuilt. As you can see from the picture gallery below, the transformation was quite impressive.

Completed in Summer 2011, the property is actually still on the market at a $229,000 list price. You can check out the full listing here or contact the listing agent Gillian Noero of  Dielmann Sotheby’s International Realty.

Great building and nice block. Love the brick garage. I hope they remove those railroad ties and return the front yard to its original condition. I hate it when people put keystones or other edging in place of the natural slope of the yard.
